THE IMPORTANCE OF A GOOD CONVEYANCER

LIKE A GOOD AGENT, a good conveyancer could not be more valuable. Like a good agent, they can often be the difference between a smooth transaction and a bumpy one.

Why? The job of the conveyancer is to advise you of your legal responsibilities in purchasing a property, as well as conveying title when the property settles. This involves communicating with the vendor/purchaser’s conveyancer on matters concerning the contract.
While many sales will be smooth and easily agreed upon, often matters arise and disagreements between the vendor and purchaser need to be handled sensitively.

What makes a good conveyancer? Sharp and immediate communication skills, acute knowledge of legislation, and an approachable disposition are just
a couple of things that make a good conveyancer.
Often vendors will spend quite a lot of time in
selecting an agent to represent their property, but flippantly choose a conveyancer. It is important that
that same amount of time that goes into selecting
an agent goes into selecting a conveyancer.

Both vendor and purchaser alike should be diligent in this selection. Although a conveyancer’s job is to
ensure you are legally represented, they should not
over complicate or frustrate the other side. A conveyancer should not confuse you when they speak, and should have your best interests in mind - this is not limited to, but certainly revolves around, ensuring a successful sale and settlement.

Make sure to discuss the conditions of any offer you wish to present with your conveyancer before presenting. It is better to clarify these matters before signing a contract, as amending a contract can cause issues. If you ensure the lines of communication are clear, and your conveyancer desires a positive outcome for you, then you will have the confidence to proceed with buying your next home or investment.
